Heritage Palms Golf & Country Club (HPGCC) is structured in what is known as a Common Interest Realty Association (CIRA). This means that Heritage Palms, like other bundled golf communities, is both a country club and a homeowner’s association (HOA).
The costs associated with Southwest Florida CIRA’s are similar, but the manner in which the various dues and fee are structured may differ as prescribed in each club’s legal documents (Declaration of Covenants, By Laws, Rules & Regulations). The Heritage Palms Dues and Fees are very competitive with other similar clubs considering the level of services provided, the amenities and the quality of those amenities.
Annual Master Association Dues and Fees. The Heritage Palms fiscal year is January 1-December 31. The FY24 annual dues and fees applicable to each unit total are as follows:
Resident Club Dues - $3,220. The club dues pay for operating the club including dining, golf, fitness, tennis, and more.
Master Association Capital Reserves - $739. The “reserve” account reflects a club’s fiscal approach. Heritage Palms has reserve schedules established for the repair and replacement of its major capital items. The adequacy of the reserve schedules is periodically reviewed by outside experts.
Master Association Fees - $3,968. These fees pay for maintenance of the common areas within Heritage Palms including the landscaping and irrigation of the common area, gate access control (24 hour manned Six Mile Cypress entrance, plus a roving patrol with varied hours customized to the communities’ needs), bulk internet and television services (only pay for upgraded services), amenity maintenance, and more.
Special Assessment Fee - $550. The Heritage Palms Clubhouse building underwent a major renovation and expansion in 2017. The construction of the Activity Center occurred during this renovation project. The assessment fee is the per member loan payment for that renovation. The assessment fee was extended an additional four years in 2020 after approval to renovate the Golf Courses. The special assessment fee is scheduled to be paid off in 2037.
Food & Beverage (F&B) Minimum - $500. Heritage Palms requires owners to purchase a minimum amount of food and/or beverages per unit annually or be billed for the unpurchased amount. Owners who have transfer members will be credited for the amount their tenant accrues.
Note: Many SWFL clubs operate with a Community Development District (CDD). A CDD is established under Florida law by the developer with authority to issue bonds for the purpose of financing community infrastructure, and for the continuing maintenance and replacement of that infrastructure. The HPCDD and Master Homeowner Association Board of Directors are two separate and distinct entities. The Heritage Palms Master Documents provide for both entities to interact with one another for the benefit of the community. In general terms, the HPCDD functions within the regulatory guidelines of Florida Statute 190 giving it special powers to maintain and build infrastructure and recreational facilities identified as belonging to the CDD. The HPCDD owns roadways, street sidewalks, conservation areas, stormwater management lakes, retention areas and entrance ways. The Master Homeowner Association is responsible for the common property as well as covenant enforcement and architectural review.
Annual Neighborhood Fees. Heritage Palms homes are organized in 41 separate neighborhood associations. The neighborhood associations are managed by 5 different management companies. Each association has its own set of fees that are not included as part of the Master Association Fees.

One-time fees are payable at closing
Master Association Closing Fee - $8,250. The new Buyer is responsible for the Resale Capital Assessment Fee and Transfer Fee. The Seller is responsible for the Estoppel Fee.
Resale Capital Assessment Fee $7,500.00. This fee is used to fund the purchase of new capital items which further enhance the community and its amenities.
Membership Transfer Fee $500.00. This fee covers the administrative cost of processing the transfer of membership.
Estoppel Fee $250.00. This fee is charged in order to determine the status of your account. It covers the administrative cost to determine if you are current and on-track, if you are behind, or if there are any special assessments that are due by the seller.
